Observatory Park, around the telescope

2018 to 2026

Builder and listing photography. Digital photographs, twilight, aerial and film.

Observatory Park and University Park, Denver, Colorado.

Ten homes · One builder · One park

Observatory Park takes its name from the Chamberlin Observatory, a stone building from the 1890s that still opens its telescope to the public. The blocks around it, south of the University of Denver, have become one of the city’s busiest neighborhoods for custom homes.

Older houses come down and new ones go up in an architectural range that is unusual for Denver: shingle style, farmhouse, Cape Cod, Santa Barbara limestone, French country, modern European and Tudor, sometimes on the same street.

How we photograph Observatory Park

New construction here is about craftsmanship, so we slow down for millwork, stone, plaster and light. Twilight is close to standard for these homes, because the glow of the windows against a dusk sky is what makes a new house feel lived in.

Most of our work in this neighborhood has been for one builder, MJS Design Build, across eight years and ten homes. That history is told in full in MJS Design Build, in parallel.

For builders and agents

Builders use these images long after a home sells, for their own portfolios and future buyers. We plan every set so it works for the listing and for the builder’s library at the same time.

Questions

Do you photograph new construction in Observatory Park?

Yes. We have photographed ten custom homes in Observatory Park for MJS Design Build alone, from first walkthrough to twilight and drone film.

Should a new custom home have twilight photos?

For most custom homes, yes. A twilight exterior shows the architecture and the warmth of the interior in one frame, and it is often the image that leads the listing.

Can builders use the photos in their portfolio?

Yes. We license images for the listing and for the builder’s own marketing, so the same set can serve the sale and the portfolio.

How fast do listing photos come back?

Real estate photography is delivered the next day. Add-ons like virtual staging usually follow in two business days, and never more than four.
