Six steps, start to finish

What to expect from the moment you book to the day you share the work.

1. About 3 minutes

   Choose and book

   Pick your collection online, add anything you’d like, and choose a time. A confirmation arrives right away, and your booking lives in your client portal from here on.

   Planning something larger, such as an architectural commission or an event? Call and we’ll shape it together. Commission scope is confirmed 48 hours before the shoot.

2. The days ahead

   Before we arrive

   We’ll send a reminder before your visit. Lockbox or digital entry is all we need, so every minute on site goes into the photographs. If anyone or a pet will be home, let us know at booking.

   • Turn on every light and open the blinds
   • Clear counters, mirrors and entryways
   • Move cars from the driveway and bins out of view
   • Tuck away personal photos and pet bowls

   We photograph rain or shine. To reschedule for weather, kindly give us 48 hours’ notice.

3. 60 minutes to a full day

   The visit

   Most listing visits take about 90 minutes. Smaller homes need around an hour, and Signature and anything with a 3D tour take closer to two. Daytime visits wrap about an hour before sunset, so the twilight hour stays open, and every twilight visit is timed to sunset for you.

   Aerials are flown by FAA Part 107 licensed, insured pilots. Commissions run longer, with lighting, flagging and tethered review on site.

4. Where the craft happens

   In the studio

   Every image is edited by a person. Exposures are blended by hand, verticals are corrected, and color is matched room to room so the home reads as one story. Bins, cars and small distractions left in view can be retouched for $15 to $25 per image.

5. 2 to 5 business days

   Delivery

   Your finished work arrives in your client portal, ready to download in sizes for MLS, web and print.

   • Listing photos: 2 business days. Film: 4.
   • Stays: 4 business days, or 2 with Rush.
   • Portraits: 3 business days. Events and films: 5.
   • Commissions: choose your frames from a proof gallery, then receive full-resolution TIFFs.

   For Signature, each visit delivers 2 business days after it happens, so your twilight images can lead a coming-soon launch.

6. For as long as you use them

   After the shoot

   Every delivery includes a license for its purpose. Rental, commercial and event licenses run two years and renew yearly. If a brokerage, builder or designer would like to use the same images, we’re glad to license them directly.

   If anything isn’t right, tell us. We’d rather make it right than have you settle.
